Moolap sits on Geelong's eastern edge, between Newcomb and Leopold, running down to Corio Bay near the Moolap saltworks and wetlands. It's a mixed pocket — standard residential blocks, larger rural-residential properties, and some light-industrial sites closer to the bay — and we've built for all of them.
The main thing that sets Moolap and the wider Geelong basin apart is the soil. Reactive clay is common through this part of Geelong, and it moves — expanding when wet, shrinking hard when it dries out. That movement is the number one reason fences lean or posts work loose here, and it has nothing to do with the fence materials themselves. We address it at the footing: posts set deeper than the bare minimum, with wet-poured concrete rather than a dry-mix that can leave voids around the post. It costs nothing extra in maintenance down the track because the footing simply doesn't move with the ground.
Moolap isn't as exposed as the open coast further down the peninsula, but it still faces Corio Bay, so there's onshore wind and some salt in the air on blocks closer to the water. Colorbond with corrosion-resistant fittings as standard covers that without over-building for full coastal exposure. We're based in Drysdale and cover Moolap as part of our regular Geelong-side run, right alongside Leopold next door — so quotes and installs don't mean extra travel time.
